Could fill the hole in the collection, but it's in pretty bad shape for what they are asking.

This must be the last one this seller has.  They sold quite a few before for slightly more:

Most of the other ones that were sold had issues too.

... But this is not the Beta that was sent out to the various RPGA members.  I mean, it looks legit, but I have no source on it...

I am skeptical of it as well. Between the seller's bizarre story and the lack of pictures, I decided to pass.

That's quite a description. Better to go with lots of pics and just describe what you're selling I think. That's what I was looking for anyway

I'd have to think someone is going to get their feelings hurt on this one.

Weird how the seller put the first print info at the bottom of the listing but fairly clearly says and shows it's a 3rd print.

I suspect they made a mistake or are confused about the difference between a printing and edition.  It was probably just a mistake, judging from the rest of the listing.  In this case, I think you are right about someone being hurt.  Might be worth advising/correcting the seller.

It gives me the chance to change it before someone buys it, and I risk getting a negative, having to deal with a INAD, or other issues

As a follow-up, I did message the seller.  They seemed appreciative and indicated that they would correct the error and notify the seller of the error, in case they thought they were bidding on a first print.

The seller did add the following:

This is a FIRST edition - 3rd Printing

I understand that and I think most would. Some say I look through some rose colored spectacles but I really do think the majority of people are pretty honest and would want to know. I can definitely explain my reasoning for it but it's kind of long story.
